Zoopla's Zestimate tells you a rough range. OfferHound tells you what comparable properties actually sold for, what every adjustment to fair value is and why, and exactly what to offer the seller.
The Zestimate is a starting point. OfferHound is the analysis you negotiate from.
Zoopla is a listing platform with a valuation tool. Its job is to generate leads, not to give you the analytical depth you need to negotiate confidently.
The agent's marketing materials.
An automated estimate with no documented methodology. Often a very wide range.
A summary of local transactions — useful context but not a weighted comparable analysis.
Every transaction weighted by distance, recency, property type, and floor area. One specific fair value, fully documented.
EPC rating, time on market, condition, floor area delta, market direction — each adjustment is documented and traceable.
Official data from government sources that Zoopla doesn't provide. With a specific offer range to negotiate from.

A comprehensive analysis with comparable sales, fair value waterfall, risk flags, and a negotiation strategy. Everything beyond the Zestimate.
"The Zoopla Zestimate for the property I wanted was £310,000–£360,000 — a £50,000 range isn't much use when you're trying to negotiate. OfferHound gave me a specific figure, £327,000, with every adjustment documented. That's what I negotiated from."
"What struck me was how different the OfferHound analysis was from what Zoopla showed. The comparable sales evidence, the flood risk check, the planning history — Zoopla doesn't give you any of that. For £9.99 it's a genuinely remarkable amount of due diligence."

Zoopla's Zestimate is an automated valuation model that produces a broad estimate range using local price data. OfferHound provides a full valuation waterfall with documented adjustments for EPC rating, time on market, floor area, condition, and market direction — plus comparable sales evidence from Land Registry, flood risk from the Environment Agency, planning history, and a negotiation strategy. It's a complete analytical package built on primary data sources, not a broad range from a black-box model.
Some Zoopla listings are marketed as 'offers invited' or 'guide price' rather than showing a fixed asking price. OfferHound can still analyse the property using comparable sales data and official records — the report will note that no fixed asking price was available and will focus on what the comparable evidence suggests fair value should be.
New-build properties are harder to value from comparable sales (fewer nearby equivalents). Our report will note this and use the best available data. For new-builds, the area intelligence, EPC analysis, and flood risk sections are particularly valuable — and the comparable analysis still provides a useful market benchmark.
We pull data from 12 government sources — Land Registry, Environment Agency, EPC Register, and more — compile everything, and send your PDF by email.
