It's a complete analytical package built on primary data sources, not a broad range from a black-box model.

Some Zoopla listings are marketed as 'offers invited' or 'guide price' rather than showing a fixed asking price. OfferHound can still analyse the property using comparable sales data and official records — the report will note that no fixed asking price was available and will focus on what the comparable evidence suggests fair value should be.

New-build properties are harder to value from comparable sales (fewer nearby equivalents). Our report will note this and use the best available data. For new-builds, the area intelligence, EPC analysis, and flood risk sections are particularly valuable — and the comparable analysis still provides a useful market benchmark.
