The gap

What Rightmove shows vs what you actually need

Rightmove is a listing platform — its job is to market properties, not to help you buy them well. Here's what's missing.

What Rightmove gives you

📷
Photos and floorplans

Taken by the agent, selected to present the property at its best.

📝
Agent's description

Written to sell the property, not to inform the buyer.

💰
Asking price history

Any previous price reductions on this specific listing.

🏷️
A rough estimate

Rightmove's AVM is a broad estimate, not a documented valuation.

What OfferHound adds

Comparable sold prices from Land Registry

What similar properties in the same street and postcode actually sold for — the definitive benchmark.

A full valuation waterfall

Fair value with every adjustment documented — EPC, time on market, condition, floor area, market direction.

Flood risk, EPC & planning history

From Environment Agency, EPC Register and Planning Portal — risks that Rightmove listings never show.

A negotiation strategy with an offer range

The specific opening offer, the evidence behind it, and the rebuttals to typical agent responses.

Five analyses in every report

What buyers say

Rightmove buyers who ran the analysis.

★★★★★

"Rightmove showed me what the agent wanted me to see. OfferHound showed me what the Land Registry knew — three comparable sales in the same road that were all significantly lower. That changed everything about how I negotiated."

★★★★★

"I'd been looking on Rightmove for months. The OfferHound report on the property I wanted showed it was 14% overpriced based on comparable sales. I made an evidence-based offer, the agent pushed back, I cited the Land Registry data, and they accepted."

Rightmove buyer questions

OfferHound works with residential property listings on Rightmove. Simply copy the full URL from your browser address bar — it will look like rightmove.co.uk/properties/123456... — and paste it into OfferHound. Most standard residential listings are supported.

OfferHound is designed for UK residential property. Our comparable sales analysis draws on Land Registry Price Paid Data, which covers residential transactions only. Commercial property is not currently supported.

If the listing has been removed from Rightmove (for example, because it's gone under offer or been withdrawn), the URL may no longer work. In this case, get in touch at hello@offerhound.co.uk and we'll see what we can do — if you have the address, we can often still run the analysis.

Rightmove's price estimate is an automated valuation model (AVM) that uses broad local price data to produce a rough range. OfferHound provides a full valuation waterfall with documented adjustments for EPC rating, time on market, floor area delta, condition, and local market direction — plus comparable sales evidence, flood risk, planning history, and a negotiation strategy. It's a complete analytical package, not just an estimate.

We pull data from 12 government sources — Land Registry, Environment Agency, EPC Register, and more — compile everything, and send your PDF by email.
